The answer is typically pretty straightforward. Of course they do.&nbsp;<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-why-should-subs-have-their-own-coverage-nbsp\">Why Should Subs Have Their Own Coverage?&nbsp;<\/h2>\n\n\n\n<p>Subcontractor insurance requirements are rarely mandated by statute alone. And we\u2019re talking big, if a pedestrian suffered a severe injury.<\/p>\n\n\n\n<p>As a GC, though, you care less about the protection it affords the subcontractor and more about the transfer of risk aspect. You want the subcontractor\u2019s insurance to protect you and the owner when something goes wrong with the subcontractor\u2019s work. No one wants to be left holding the bag when an accident occurs.<\/p>\n\n\n\n<p>The best way to ensure that this is the case is by adding requirements to a tightly-worded contract. As the GC, you should always require your subs to provide proof that they\u2019re duly insured. You should always request proof of insurance. This is called a <a href=\"https:\/\/www.businessinsuranceusa.com\/news\/insurance\/what-is-an-acord-certificate-of-insurance\/\" target=\"_blank\" rel=\"noreferrer noopener\">certificate of insurance<\/a>. Always request <a href=\"https:\/\/www.businessinsuranceusa.com\/news\/insurance\/certificate-of-insurance-what-is-it-and-how-do-i-get-it\/\" target=\"_blank\" rel=\"noreferrer noopener\">proof of a COI<\/a> before allowing your subcontractor to start work.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-how-can-i-verify-a-coi-nbsp\">How Can I Verify A COI?&nbsp;<\/h2>\n\n\n\n<p>If you want to be on the safe side (and you should! ), always request the COI directly from the subcontractor\u2019s agent or broker. This has happened to me before. A subcontractor wants a large job and isn\u2019t insured. So, they forge a COI so that they get the bid. When the injury occurs, the general contractor is left on the hook for it because they didn\u2019t verify that their subcontractor\u2019s insurance was real.<\/p>\n\n\n\n<p>Most reputable companies use an <a href=\"https:\/\/www.businessinsuranceusa.com\/news\/insurance\/how-to-get-acord-25-certificate-of-insurance\/\" target=\"_blank\" rel=\"noreferrer noopener\">ACORD form<\/a> for their <a href=\"https:\/\/www.businessinsuranceusa.com\/general-liability-insurance\" target=\"_blank\" rel=\"noreferrer noopener\">liability insurance<\/a>. The font and spacing should be consistent throughout. There shouldn\u2019t be blurry words or odd-looking fonts that look out of place.<\/p>\n\n\n\n<p>You should also ensure their insurance company is real. You can check on <a href=\"https:\/\/web.ambest.com\/home\" target=\"_blank\" rel=\"noreferrer noopener\">AM Best<\/a> to see an insurer\u2019s rating. Ensure the subcontractor\u2019s agent\u2019s information is complete, and their email address matches the company\u2019s domain.<\/p>\n\n\n\n<p>And if you\u2019re still not sure, reach out to the agent directly. Use the phone number provided on the COI. You can ask the carrier if the policy is active and what it covers. You can <a href=\"https:\/\/www.businessinsuranceusa.com\/news\/employment\/verify-subcontractors-insurance\/\" target=\"_blank\" rel=\"noreferrer noopener\">verify the coverage types<\/a> and limits. You can even ask about any <a href=\"https:\/\/www.businessinsuranceusa.com\/news\/commercial-general-liability\/understanding-general-liability-insurance-endorsements\/\" target=\"_blank\" rel=\"noreferrer noopener\">specific endorsements<\/a>.
